Property Ownership and Use

For the University to fulfil its aims as a provider of Further and Higher Education it must provide buildings for staff and students alike. London Metropolitan does this in 2 ways:

  • Some buildings it owns (freehold)
  • Some buildings it rents from other people/organisations (leasehold)

In both cases the University has to comply with rules governing the use of buildings.

Proper management of University buildings includes making sure that:

  1. When the University needs premises suitable buildings are identified and obtained on the best terms for the University.
  2. When it no longer needs a particular building it is disposed of on the best possible terms.
  3. The University’s use is in accordance with the appropriate laws governing use, e.g. planning permission, and the conditions set out by a building’s owners.
  4. Any rent or rates payable are paid in the right amount at the right time.
  5. The right permission is obtained for any alterations to buildings.
  6. Proper records are kept of the University’s property freehold and leasehold details (the Property Terrier).

Some parts of some University buildings are occupied by individuals, companies or organisations not directly connected with the University. Some are let on formal leases, other groups may be using space on a more informal basis, but even in these circumstances, the University needs to make sure that rights aren’t created for those groups, which would make it difficult for the University to get the space back when needed.

Before any outside organisation is invited to use space in any University occupied building, even if they are involved in a University or joint project, please contact Ada.
